Project development in Croatia · focus on Dalmatia

Five trades, one point of contact — from karst soil to grid connection.

Adria EcoTech & Real Estate guides investors, owners, farmers and municipalities from the first site question to final handover: photovoltaics and storage, scale-resistant water technology, forest conversion and soil recultivation, property purchase with land register checks and a network of lawyers, energy retrofits.

What we do

Five pillars that belong together in practice

A plot in Dalmatia rarely needs just one trade. Buyers need a checked file and legal certainty. Builders need power, water and ground that carries. So the pillars can be booked separately but are planned together — and every summary starts by naming who it is for.

Investors · business · owners

Renewable Energy & Off-Grid

Design, installation and operation of PV and battery storage systems — grid-synchronous or fully off-grid. Control systems are built in-house in our own switchgear workshop.

Innovative Water Technology

Scale-resistant electric heating element for water above 12 °dH — against limescale build-up and burn-out. Plus ecological waste water and treatment systems for properties off the sewer network.

Ecosystems, Land Management & EU Funding

Climate-resilient forest conversion as preventive fire protection, karst soil recultivation with milling and humus build-up, and funding-compliant project design and application support.

Project does not fit one box?

Most projects touch several pillars at once — a plot needs a file review, water and power. Describe the project and we will sort the trades.

Why karst

One rock explains three pillars

Dalmatia sits on limestone. That single geological fact produces three problems that look unrelated at first glance — and share one cause.

Schematic karst section, Dalmatia Cross-section through Dalmatian karst: a thin humus layer over fissured limestone. Rainfall seeps through the fissures, dissolves calcium and magnesium and re-emerges as hard water. Rainfall Humus layer 5–30 cm Limestone, karstified Fissures & dolines Infiltration Karst groundwater > 12 °dH PV array Mixed forest, not monoculture Well / house connection PILLAR 1 PILLAR 3 PILLAR 2
  • Hard waterRainfall seeps through the fissures and dissolves calcium and magnesium. The result is hardness above 12 °dH, which destroys conventional heating elements within a few years.
  • Thin soilAbove the rock there are often only five to thirty centimetres of humus. Without milling and deliberate humus build-up the land carries neither agriculture nor a building.
  • Fire loadDry pine monocultures on shallow karst burn fast and hot. Converting them into fire-resistant mixed forest is fire protection, not landscaping.
Practical consequence: commission water technology, soil work and forest conversion separately and you pay three times for the same site analysis. We carry it out once.
Who we work for

Four audiences, one requirement

Four groups with very different questions — and the same requirement: reliable figures, clear responsibility, a permitting position you can follow.

Investors & business

Site assessment, yield forecasts, grid and permitting position, viability across the full project lifetime.

Private owners & buyers

Purchase support with file review and a network of lawyers, refurbishment planning, off-grid supply for remote properties.

Farmers & forestry

Karst soil recultivation, humus build-up, forest conversion and eligibility under the EAFRD.

Municipalities & counties

Preventive fire protection through forest conversion, municipal water and waste water solutions, EU-compliant application files.

What it comes to in the end

One example from an existing building: a house before and after the work. All projects — from the new build in Dalmatia to the retaining wall — are on the reference page.

How it runs

How a project works with us

Four steps, in this order. Costs beyond an advisory fee only arise after step two.

  1. Step 01

    First conversation

You describe the project, the land and the timeframe. We say plainly which pillars are involved — and which are not.

  2. Step 02

    Site & legal review

Land register, cadastral position, grid connection, water hardness, soil profile. The result is a written finding with a cost range.

  3. Step 03

    Design & funding application

Technical design, comparison of quotes, permitting documents and — where relevant — the funding application.

  4. Step 04

    Delivery & handover

Coordination of local trades, site supervision, commissioning, documentation and handover.

Next step

Tell us about your land.

One sentence about the project and the cadastral parcel is enough for a first assessment. We normally reply within two working days, in German, English or Croatian.
