Turnkey refurbishment with local trades and one site manager

Turnkey renovations and energy-efficiency retrofits in Dalmatia, coordinated on site through a vetted network of qualified trades and construction firms — with one point of contact for every trade.

Highlight

Modern monoblock air conditioning — installed without an unsightly outdoor unit

A monoblock unit works entirely from the inside. Only two holes pass through the wall, and outside all you see are two discreet grilles — no outdoor unit on the facade, no refrigerant lines across the render.

  • The facade stays clearEspecially on natural stone houses and in old towns, where an outdoor unit is out of place or restricted by conditions.
  • No lines to the outsideNo refrigerant circuit between an indoor and an outdoor unit — and correspondingly less installation work.
  • Cooling and, depending on the model, heatingFor summer heat and the shoulder seasons. We choose the unit by room size and wall construction.
Requirement: an exterior wall that allows two core holes. We check the wall build-up, structure and any conditions on site before drilling.
Section through the exterior wall with a monoblock air conditioner The air conditioner hangs on the inside of the exterior wall. Two wall openings bring outside air in and take warm exhaust air out. Outside, only two grilles are visible; there is no outdoor unit. Cool air flows into the room. INSIDE OUTSIDE Monoblock unit exhaust intake cool air outside: just two grilles two wall openings no outdoor unit
Scope of work

The problem is rarely the craft — it is the coordination

Owners refurbishing from abroad rarely fail because of the quality of local firms. They fail on scheduling chains, on trades waiting for each other, and on decisions nobody on site is allowed to make.

We take exactly that role: specification, comparison of quotes, schedule, site supervision, handover. Execution stays with vetted local firms — responsibility for the process stays with us.

  • Condition surveyCondition, moisture, structural notes, building services and legalisation status before any design work.
  • Specification & tenderingComparable quotes instead of lump-sum promises — so that variations stay the exception.
  • Energy retrofitInsulation, windows, building services and hot water — sensibly meshed with PV from pillar 1 and water technology from pillar 2.
  • Vetted trades networkLocal firms we have worked with, rather than whoever is available next.
  • Schedule and cost controlOne programme, one budget, regular reports — even when you are out of the country.
  • Handover and documentationSnag list, follow-up, handover with complete documentation.

FAQ

Frequently asked

Do you work on properties not bought through you?
Yes. Moving from pillar 4 into pillar 5 is convenient but not a requirement. In that case we start with a condition survey that replaces the missing groundwork.
Who is liable for the work?
The executing firms are liable for their trade. Our job is to specify and accept the work in a way that makes that liability enforceable if it ever comes to a dispute.
How does communication work if I am in Germany?
Through fixed reporting cycles with photo documentation and one point of contact. Decisions that have to be taken quickly on site are agreed in advance as a defined scope of discretion.
Is an energy retrofit worth it with mild winters?
Often less because of heating load than because of summer heat, hot water and lettability. We cost the measures individually and only recommend what pays for itself.
